  • Bookings and Payments


    A reservation is confirmed once you receive a written confirmation (email/message) from the house.
    A deposit may be requested to secure your stay; the remaining amount is usually paid on arrival in cash or as agreed in advance.
    Prices are stated per night per person and typically include breakfast and dinner, as described on the website. Any extra services (e.g., lunch, activities, transfers) are charged separately.


  • Changes and Cancellations


    If you need to change or cancel your booking, please let us know as early as possible.
    Free or partial refunds may be offered up to a certain number of days before arrival. after that, the deposit may be kept, and/or one or more nights may be charged.
    In rare cases, if the house must be canceled due to circumstances beyond control (e.g. severe weather, urgent repairs), You will be informed as soon as possible, and any deposit paid will be refunded, and alternatives could be recommended.


  • CheckIn, CheckOut, and Length of Stay


    Check-in and checkout times are indicated in your booking confirmation. Early arrival or late departure can sometimes be arranged in advance, depending on availability.
    Minimum or maximum stay conditions may apply on certain dates or seasons.


  • House Rules


    The house is alcohol-free to preserve a calm and clear atmosphere for all guests.
    Smoking, although not suggested, is only allowed in designated outdoor areas, if any, and never inside rooms or shared indoor spaces.
    Guests are asked to respect the quiet and privacy of others, especially in the early morning and late evening.
    Only registered guests are allowed to stay overnight unless agreed in advance.


  • Use of Property and Belongings


    Guests are kindly asked to treat rooms, furniture, and the garden with care and to report any damage as soon as it happens.
    Significant damage caused by negligence may be charged at a fair replacement or repair cost.
    The house is not responsible for loss, theft, or damage of personal belongings; a reasonable effort is always made to provide a safe, respectful environment.


  • Activities and Safety


    Outdoor activities such as paragliding, hiking, or cycling are done at the guest’s own risk and often with independent partners or guides.
    The house can help connect guests with trusted providers, but is not responsible for the operation, safety, or outcome of external services.
    Guests are responsible for having appropriate insurance where needed (e.g., travel, sports, medical).


  • Children and Specific Needs


    The house is primarily designed as a quiet retreat; families with children are asked to contact in advance so that together it can be assessed if the stay is a good fit.
    Guests with specific accessibility or health needs are encouraged to share them before booking so practical options can be discussed.

    These terms may be updated from time to time. The version applicable to your stay is the one shared or published at the moment you confirm your booking.
